Before you decide to look and/or buy, it is beneficial to have vital information on the type of property you are considering.

If you are going to sell another property (in order to acquire a ranch) it is best to get it under contract before you start looking.

Question: What are the economic benefits of New Mexico ranches?

Most ranches can generate income from running livestock, or from wildlife uses. In addition, some ranchers lend themselves to being used as dude ranches, for fishing, hiking, or subdivision speculation.

Question: What is the average yearly increase in value of New Mexico ranch properties? Rural land?

Answer: An extensive study has recently been completed which analyzed ranch transactions in New Mexico over a period of the last 10 years. The average annual increase has been 12%.

Question: Are there any specific tax benefits of owning ranch or rural land properties?

Answer: The improvements, e.g. fences, pipelines, barns, homes, roads and dirt tank reservoirs can be set up on a depreciation schedule.

In addition, agricultural endeavors are exempt from state gross receipts. Check with your CPA to make sure your activity qualifies

Question: What are financing sources for ranch and rural properties?

Answer: The most common sources are: FCC's, refinance, State and Federal Banks

Answer: USFS leases are referred to as grazing allotments and are tied to "base property" for a period of 10 years at a time.

The grazing fees are tied to a formula but cost about 1.35 to 1.45 per AUM

Answer: Forest Service and BLM Leases usually are valued at $750 to $1250 per cyl. depending on the improvements and acres of deeded land.

Question: What are water rights? Why are they important?

Answer: Water rights for irrigation are appurtenant to the irrigated land and usually give the owner the right to apply 2.25 to 3.50 acre feet on each irrigated acre annually.

The State Engineer administers the water rights throughout New Mexico. In addition you must apply to the State Engineer for permits to drill a domestic or a residential well.

Question: What is a livestock brand? What is the procedure for acquiring one?

Answer: A livestock brand is the manner in which ownership of the livestock is determined.

Cattle, horses and sheep are branded so that anyone can determine the ownership.

A brand can be obtained by contacting the Livestock Board of New Mexico located in Albuquerque at 7013 Central Ave NE (505) 841-6161
